Urgent Infrastructure Repairs

In 2024, we spent almost $400,000 in plumbing and other water related repairs.

Below are the projects that we will address with an assessment.

Wastewater System

Our cast iron wastewater system is over 40 years old...well past it's intended life. The results have been frequent leak repairs. This has caused:

  • Frequent water shut offs where all water is shut off almost all day.

  • Water damage in ceilings and walls which can result in mold and mildew growth. This can create severe health hazards. Mold remediation can be very expensive.

  • Compromised structural integrity which can result in collapsed walls and roofs.

  • Extensive damage to the garage including "spalling" which separates steel rebar from the concrete

Supply Water System

Our water supply system that provides our hot and cold water is beyond its useful life. This has resulted in frequent water shutoffs for repair as well as creating a potential water quality health hazard.

Garage Water Damage

Our cast iron wastewater system and water supply systems leak in the garage. There is also leakage from the courtyards above from design issues and planter drainage issues. This has caused:

  • Spalling - this is when reinforcing steel separates from the concrete

  • Cracks in the ceilings

  • Efflorescence - water is enters the foundation and carries salts to the surface. If left untreated, this water infiltration can cause damage to the foundation over time.

  • Extensive damage to the garage including "spalling" which separates steel rebar from the concrete
